Existing Land Features: Property consists of 151.24 tax roll acres with approximately 50 acres in cultivation and 54 acres m/l in young timber mixed with older fir and oak groves. The balance of the farm acreage is in home site, brush land and roadways around the farm. The online Benton County Area Soil Survey indicates that the soils are approximately 38% Class II Abiqua silty clay loam and Jory silty clay loam, 12% Class III Conser silty clay loam, Witham silty clay loam and Dixonville complex with 2% to 12% slopes, 12% Class IV Dixonville complex and Jory-Gelderman complex both with 12% to 30% slopes and 37% Class VI Witzel-Ritter complex with 3% to 20% slopes. These soils are all well suited to grass seed, pasture and timber production. The properties elevation ranges from 350 feet to 595 feet.

Zoning: Property is dually-zoned – EFU (Exclusive Farm Use) and RR-10 (Rural Residential, 10-acre minimum).

Existing Property Improvements: The existing Estate residence consists of a two-story farmhouse, originally constructed in 1912, with 1,414 square feet, plus a 1,246 square feet finished basement, and an attached two vehicle carport. The 5 bay shop measures 1,425 square feet (26’ x 58’) and has two 10’ and three 8’ overhead doors. Historical Quonsets: There are six earthen-covered Quonsets and numerous small wood buildings on the property. The Quonsets are earthen-covered bunkers from the previous Camp Adair operations that utilized the property as a troop training ground during World War II. They have concrete floors, steel doors and metal framing. The Quonsets are vacant and have been utilized for various storage purposes throughout their known history. There are no longer Quonsets located on public land within Benton County. The only remaining historical Quonsets are only located on a select few privately owned properties located in the former Camp Adair area.

Irrigation: Although there is no agricultural irrigation located on the Estate, the Oregon Department of Water Resource’s records indicate that a domestic well, tested when drilled at 20 gallons per minute, was drilled in 1991 to a depth of 217 feet. View the property’s well log here.

Several good-condition, useable buildings and adequate tillable land for a myriad of agricultural opportunities, livestock, horse barn / arena operations are possible on this Estate.
